Regional Vice President – Director of Portfolio Management – NV

Sunrise Management is currently seeking a property management professional, experienced in multi-family portfolio management. We have an immediate opening for a Regional VP Portfolio Manager in the Reno, Nevada area!This leader is responsible for supervising the operation of multiple properties. In addition to managing a portfolio of properties, he or she will provide oversight, support and have the opportunity to recruit, train, lead and inspire multiple Portfolio Managers, Assistant Portfolio Managers and other corporate team members as well as on-site teams. He or she has indirect responsibility for the success of every property within the region; financial performance, preparation and execution of marketing plans, budgets and monthly financial analyses to ensure the operation of investment properties to meet the goals of Sunrise’s leaders and clients. Communication skills and a passion for customer service are critical for success in this role. He or she must be able to introduce new systems and processes while preserving Sunrise Management’s core values.Qualifications:* 3rd Party Property Management experience* Active NV Real Estate License required* 10 years property management experience.* Minimum of five years Regional Manager experience in conventional multi-family, long term rentals, including staff hiring, training and supervision* Knowledge of local and state landlord/tenant law and legislative activity impacting property management in California* Experience managing a portfolio; eight or more separate properties.* CPM designation highly desired* Experience with core Property Management Systems (i.e., OneSite, Yardi, Appfolio)* Excellent written and verbal communication skills* Strong Financial Acumen* Availability of reliable transportation and a valid driver license and automobile insurance are a must as travel to properties and meetings will be requiredEssential Duties and Responsibilities:Include the following. Other duties may be assigned.* Build dynamic teams; create an environment in which team members want to achieve their best.* Assist building market presence through business development outreach to prospective clients, real estate brokers and others in the community. Analyze properties as investments and as management candidates as appropriate, collaborating with marketing and other associates to complete proposals, prepare budgets, complete inspections, due-diligence assignments, management agreement negotiation and property onboarding.* Maintain an understanding of all factors affecting various markets and submarkets associated with the region and the portfolio.* Develop and implement short term, intermediate and long term strategies to improve the value of the Region.* Responsible for staying informed with respect to the local and state politics and in compliance with legal and regulatory requirements relevant to the geographical territory. This includes being knowledgeable of political trends and any regulatory changes, communicating this information effectively to Sunrise leadership and clients.* Manage marketing within the assigned portfolio; property Internet sites and other media opportunities.* Analyze and monitor the region’s market conditions in order to anticipate market changes or trends that could affect the ownership goals and property performance.Supervisory Responsibilities:The Regional Portfolio Manager supervises site staff for properties within his or her portfolio and as the region grows, the region’s corporate staff including but not limited to Portfolio Managers, Assistant Portfolio Managers and Property Administrators.
